Welcome to PROPTYS (“Platform”, “we”, “our”, or “us”). These Terms & Conditions (“Terms”) govern your access to and use of the website https://proptys.com and any related services, features, tools, or content offered through the Platform.
By accessing, browsing, registering on, or using PROPTYS in any manner, you acknowledge that you have read, understood, and agree to be bound by these Terms. If you do not agree with any part of these Terms, you must discontinue use of the Platform immediately.

The Platform facilitates the discovery, listing, promotion, and connection between buyers, sellers, landlords, tenants, developers, brokers, and other real estate stakeholders.
PROPTYS does not directly own, develop, or sell properties unless explicitly stated. The Platform primarily acts as a digital intermediary that enables users to access property-related information and connect with relevant parties. Any transaction, agreement, or arrangement entered into between users is done independently and at their own discretion.
2. User Eligibility
To use the Platform, you must:
- Be at least 18 years of age
- Be legally capable of entering into binding contracts under applicable laws
- Not be prohibited from using the Platform under any applicable law or regulation
By using PROPTYS, you represent and warrant that you meet the above eligibility requirements. We reserve the right to suspend or terminate access if eligibility requirements are violated.
3. User Responsibilities and Conduct
By using the Platform, you agree to the following responsibilities:
a) Accurate Information
You agree to provide accurate, complete, and up-to-date information while registering, submitting inquiries, posting listings, or interacting on the Platform. Providing false, misleading, or incomplete information may result in suspension or termination of your access.
b) Independent Verification
All property-related information, including pricing, specifications, approvals, availability, ownership, and legal status, must be independently verified by users. PROPTYS does not conduct legal, technical, or financial due diligence on behalf of users.
c) Legal Compliance
Users are solely responsible for complying with all applicable laws, including but not limited to:
- Real Estate (Regulation and Development) Act (RERA)
- Local, state, and central regulations
- Taxation, stamp duty, and registration laws
d) Prohibited Activities
Users must not:
- Misuse, exploit, or manipulate the Platform
- Scrape data or attempt unauthorized access
- Upload harmful, illegal, or misleading content
- Interfere with Platform security or performance
4. Property Listings and Content Disclaimer
All property listings, images, descriptions, pricing details, and availability information displayed on PROPTYS are sourced from third parties, including property owners, developers, agents, and brokers.
PROPTYS:
- Does not guarantee the accuracy, completeness, legality, or authenticity of listings
- Does not guarantee pricing, availability, approvals, or possession timelines
- Is not responsible for discrepancies between listings and actual property details
Users acknowledge that reliance on listing information is at their own risk and that all final decisions should be based on independent verification and professional advice.
5. Payments and Transaction Processing
Certain services on PROPTYS may require payment, including but not limited to premium listings, featured placements, or brokerage-related services.
All payments are processed securely through Razorpay or other authorized payment gateways. PROPTYS does not store or process sensitive financial information such as credit card or banking details.
PROPTYS shall not be held responsible for:
- Payment gateway failures
- Banking delays or technical errors
- Unauthorized transactions due to user negligence
- Refund delays caused by third-party processors
Any disputes regarding payments must be raised directly with the payment gateway where applicable.
6. Brokerage, Leads, and Third-Party Interactions
PROPTYS may facilitate lead generation or brokerage connections between users. However:
- We do not guarantee successful transactions or outcomes
- We are not a party to agreements between users
- All negotiations, documentation, and transactions occur independently
Users are solely responsible for conducting due diligence before entering into any agreement or financial commitment.
7. Limitation of Liability
To the maximum extent permitted by law, PROPTYS shall not be liable for any:
- Indirect or consequential losses
- Financial losses or loss of profits
- Property disputes or failed transactions
- Legal, regulatory, or compliance issues
- Misrepresentation by third parties
This includes losses arising from reliance on listings, communications, leads, or services accessed through the Platform.
8. Intellectual Property Rights
All content on PROPTYS, including logos, text, design, software, and branding elements, is owned by or licensed to PROPTYS and is protected under intellectual property laws.
Users may not copy, reproduce, distribute, or exploit Platform content without prior written permission.
9. Suspension and Termination
We reserve the right to suspend, restrict, or terminate user access at our sole discretion if:
- These Terms are violated
- Fraudulent or unlawful activity is suspected
- Platform integrity or security is compromised
Termination does not waive any rights or obligations accrued prior to termination.
10. Governing Law and Jurisdiction
These Terms shall be governed and interpreted in accordance with the laws of India. Any disputes arising out of or relating to these Terms or the use of the Platform shall be subject to the exclusive jurisdiction of the courts in Goa.
11. Modifications to Terms
